Radon and New Foundation Construction: What to Plan Before the Pour

Ohio sits in an area with a fair amount of naturally occurring radon in the soil, and a good chunk of the counties we work in are rated moderate to high risk by the EPA’s radon zone maps. Most homeowners think about radon after the fact, when a home inspector’s test comes back high and a mitigation company gets called in to install a fan and vent pipe. It’s worth knowing that a lot of that same work can be built into the foundation itself at pour time, for a fraction of the cost of adding it later.

What radon resistant construction actually means at this stage

This isn’t about the concrete mix or the wall pour itself, radon doesn’t move through solid cured concrete in any meaningful way. It moves through the ground beneath the slab and through gaps, joints, and penetrations, sump pits, plumbing chases, the joint where the slab meets the footing. Radon resistant new construction is mostly about what happens under and around that slab before it’s poured.

The basic components are a layer of clean, coarse gravel under the slab that lets soil gas move freely to a collection point, a vapor barrier laid over that gravel before the slab pour, a vent pipe run from below the slab up through the house to above the roofline, and sealing around any penetrations through the slab or foundation walls. If a fan ever needs to be added later because a post construction test comes back high, the pipe and pathway are already there, and it becomes a same day job instead of a full retrofit that involves cutting into a finished slab.

Why this is a foundation stage decision, not an afterthought

Once a basement slab is poured and the house is framed around it, running a proper vent stack from below grade up through multiple floors gets a lot more invasive and expensive. Retrofits are possible, and mitigation companies do them constantly, but they often mean drilling through the slab, running pipe through finished or semi finished space, and patching around all of it. Building the passive system in during foundation work is a modest add to the job when it’s part of the original plan.

It doesn’t guarantee a low reading on its own

A passive system, gravel layer, vapor barrier, and vent pipe with no fan, reduces radon entry but doesn’t eliminate it in every case. Soil conditions vary a lot even within the same neighborhood. If a post construction radon test comes back above the EPA’s action level of 4 picocuries per liter, the fix is usually just adding an inline fan to the vent pipe that’s already there, turning the passive system active. That’s a straightforward job for a licensed radon mitigation contractor precisely because the hard part, the below slab piping, already exists.

Worth asking your builder about directly

Not every builder includes radon resistant features by default unless it’s required by local code or specifically requested. If you’re planning new construction anywhere in the region, it’s worth asking your foundation contractor or builder whether passive radon rough in is included in the scope, and if not, what it would add to the job. It’s a small conversation to have before the gravel and vapor barrier go down, and a much bigger one to have after.

Testing after the house is finished

Whether or not radon resistant features were built in, a post construction radon test is worth doing once the house is finished and closed up, typically over a 48 hour period with the windows and doors kept shut as they would be in normal daily use. Test kits are inexpensive and widely available, and a lot of home inspectors offer testing as part of a broader inspection anyway. If the passive system was installed correctly and the reading still comes back elevated, adding a fan to activate the system is a modest, well understood job for a licensed mitigation contractor rather than something that requires reworking the foundation itself.
